Sheriff Sales

• The Property's minimum bid is 2/3rd the appraised value. No bid will be accepted below that.
• If you are the winning bidder you will have to have 10% of the bid amount to put down in the Court Clerk's office
• The balance of the amount will need to be paid at the confirmation of sale hearing in approximately 30 to 45 days
• If taxes are owed on the property, the new owner of the property will be responsible for any back taxes.
• There is no viewing or access given prior to the Sheriff's Sale
• If there are tenants still living in the residence then it is the responsibility of the new owner to start eviction process
• It is the responsibility of the bid winner to file all appropriate paperwork with the county.
• The appraisers have the same access to the property that you do. They do not have any different access to enter the property.
